1. Access The Portal
First, you must log in to the BBMP website. BBMP is the short form for Bruhat Bengaluru Mahanagara Palike. The website address is as follows:

2. Fetch the draft of the e-Khata
In case the paperwork or relevant documentation is already processed through your real estate dealer, then you can search for a draft e-Khata using your ward name. The owner’s ID must pop up here. You must use your owner ID or the registered owner’s name to retrieve the details.
3. What happens when you are not able to fetch the draft?
If you are unable to retrieve your draft e-khata, please select the ‘I did not find my property’ option. The link asks you to enter your tax details/ khata details further. The processing happens within 10 days, and then you can further refresh the screen to find your draft e-khata details.
4. Reviewing your draft
Once you have retrieved your e-khata draft, you can review the documents for further changes. You can make the corrections wherever. And, the document remains in the inbox for 7 days. The document then moves to the final processing stage.
5. Provide final documents for further approval
These are the final documents you must provide for approval of your e-khata. The details are as follows:
- Registered Deed Number
- Your Property Tax Application Number
- Upload your E-Aadhar card for your KYC
- In case you do not have an Aadhar card, you can upload a Passport/ Driving Licence or your Voter’s ID. We need a copy to confirm your ID cum address verification
- Latest Photo of the Property
- GPS Coordinates that pertain to the property address
- If you are the owner, we need your passport-size photo
- Encumbrance Certificate or EC from April 2004 (Mandatory for Property Sale/ Property Registration)
- For developed properties, you must hand over your BESCOM 10-digit account number.
6. Automatic Verification and ARO Review
The documents start getting verified by the ARO team. If all the details are perfect and ready to go, then your e-khata would be uploaded to the database systems instantly. Otherwise, the ARO verifies it and may ask you for further details, and the processing can take place in a few days to a week.
7. Final Download of your E-khata
Post the final review of your details and verification, your e-khata is ready to be downloaded in PDF format. You must pay a nominal fee of Rs 125 to download the document from the Govt portal.
